SUMMARY STATEMENT

The incumbent in this position is responsible for supervising the maintenance of a large institution/facility, which includes buildings, grounds and physical facilities.  Duties include:  inspecting facilities to determine general condition of buildings and fixtures, participating in mechanical and/or a variety of trade fields such as painting, carpentry, plumbing, HVAC, electrical repairs and installations, machinery repair, and other structural modifications.  The incumbent evaluates job requests, ensures adequate supplies and materials, and implements safety practices and procedures.

ESSENTIAL FUNCTIONS

Essential functions are fundamental, core functions common to all positions in the class series and are not intended to be an exhaustive list of all job duties for any one position in the class. Since class specifications are descriptive and not restrictive, incumbents can complete job duties of similar kind not specifically listed here.

  • Delegates and/or assists in the planning, assigning, inspecting and supervising work in the mechanical/trades field, such as HVAC work, plumbing, electrical, carpentry, painting and other related work.
     
  • Supervises grounds maintenance and may supervise custodial worker.
     
  • Designs sketches and prints of remodeling that needs to be done and inspects the work.
     
  • Coordinates and works with contractors, architects and others on large construction projects.
     
  • Supervises skilled and unskilled personnel in daily maintenance operations activities; trains employees; interviews job applicants; and makes recommendations on personnel issues.
     
  • Assists in projecting budget for maintenance operations and report preparation.
     
  • Supervises the operation, maintenance and repair of boilers, pumps, water and other treatment installations.

JOB REQUIREMENTS

JOB REQUIREMENTS for Physical Plant Maintenance Supervisor
Applicants must have education, training and/or experience demonstrating competence in each of the following areas:

  1. Experience in operating and maintaining a variety of equipment, hand and power tools used in trades fields such as plumbing, carpentry, electrical, painting or HVAC.
  2. Experience in performing work in a variety of trades fields such as plumbing, carpentry, electrical, painting or HVAC.
  3. Experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures.
  4. Experience in estimating cost, time and materials for projects.
  5. Experience in interpreting blueprints, schematics or technical drawings.
  6. Experience in staff supervision which includes planning, assigning, reviewing, and evaluating the work of others.
  7. Knowledge of planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, electrical, painting or HVAC.
  8. Possession of a Drivers License.
