Main Purpose of Job

The employee will be required to perform general maintenance tasks such as simple construction, preventative maintenance, improvements, minor repairs to buildings, fixtures, mechanical equipment, grounds and roadways.

POSITION DUTIES

General maintenance: check & service converter units, repair or service, & inspect door locks, housekeeping equipment, furniture, safety equipment, etc.  HVAC Equipment:  Coordinate & make repairs to HVAC air handler units & related equipment; perform daily preventive maintenance checks to ensure proper operation.  Plumbing:  Install, replace, or repair water fountains, restroom fixtures, broken piping, gaskets, valves & other plumbing related equipment as necessary.  Carpentry:  Repair furniture, move, change or construct interior walls, frame, drywall, hang doors, replace windows & window panes, install cabinets and/or other carpentry related tasks as necessary; apply finish and/or paint to completed projects.  Security:  Performs security functions; ensure buildings & gates are locked each day as required.  Other duties as required.

MINIMUM QUALIFICATIONS

Education: Completion of the eighth grade.

Experience: Three years of experience in any combination of the maintenance trades provided that at least two years of such experience shall have been primarily with the trades of electricity, plumbing, steamfittings, refrigeration or air-conditioning.

Notes:

1. Applicants may substitute additional experience in any of the maintenance trades on a year-for-year basis for up to three years of the required education.

2. A degree from an accredited vocational or technical high school with a major in Building Maintenance or a related field may be substituted for the required experience.

3. Candidates may substitute U.S. Armed Forces military service experience as a non-commissioned officer in utilities repair classifications or construction and engineering specialty codes in any combination of maintenance trades, on a year-for-year basis for the required experience.

LIMITATIONS ON SELECTION

Must be willing to learn American Sign Language (ASL).

LICENSES, REGISTRATIONS AND CERTIFICATIONS

Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator’s license valid in the State of Maryland.

SPECIAL REQUIREMENTS

Employees in this classification may be subject to call in 24 hours a day and therefore may be required to provide the employing agency with a telephone number where they can be reached.  Employee must be willing to learn American Sign Language (ASL).  New hires are subject to a criminal background investigation at their own expense ($54.50) per Maryland Code, Family Law Article 1, Sections 5-560-568.
