Main Purpose of Job

The main purpose of this position is to plan and coordinate all aspects of maintenance, repairs and construction work at the Annapolis Capital Complex through the use of in-house tradesmen, as well as, contractual workers. Supervises the following: Power plant, HVAC and Refrigeration shop, Plumbing/Carpentry/Locksmith shops, Electric and Electronics shops, Paint Shop, Housekeeping group, Grounds group and Maintenance office personnel.

POSITION DUTIES

A Maintenance Supervisor III is  managerial level physical plant operations and building maintenance work. Employees in this classification supervise through subordinate supervisors the activities of stationary engineers, and building maintenance workers. Duties include the following:

  • Oversee the operation of all maintenance shops, performance of grounds crews and housekeeping crews and maintenance office personnel.  Review, prioritize and assign duties as needed for approximately seventy (70) employees in the Annapolis Capital Complex.
  • Review and approve requisitions for purchasing parts and supplies, assist with budget preparation, prepare and approve employee evaluations, deliberate on all personnel issues concerning employees and prepare appropriate correspondence.  Approve all leave and sign time sheets. 
  • Routinely hold meetings with shop supervisors to keep them apprised of agency needs and expectations to ensure smooth maintenance operation.  
  • Routinely tour and inspect all areas of the Annapolis Capital Complex, consisting of twenty-seven facilities, to identify maintenance needs. 
  • Attend meetings with DGS Management, Contractors, Engineers, Project Managers, Vendors and Agency Heads on issues relating to maintenance, contracts, and status of projects.

MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS

Education: Completion of eighth grade.

Experience: Eight years experience in stationary engineering, building maintenance or building construction trades including seven years of responsibility assigning, reviewing and approving the work of others and disciplining, evaluating the performance of and recommending the hiring, firing and promoting of others.

LIMITATIONS ON SELECTION

This recruitment is limited to applicants willing to work in Anne Arundel County.

LICENSES, REGISTRATIONS AND CERTIFICATIONS

Employees in this classification series may be assigned duties that require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland.

BARGAINING UNIT STATUS

The incumbent in this position is a member of a covered bargaining unit and will be required to pay a bi-weekly service fee to the exclusive representative of the bargaining unit.
